We propose to create 5 one bedroom and 2 two bedroom flats within the footprint of the existing 4 office units by introducing party walls where shown and including garden amenity space to some of the units where external space allows – The aim being to reduce the amount of hard landscaping and introduce green space and biodiversity where none exists today. We propose alterations to the ground floor elevations front and rear as drawn to introduce doors and windows that bring in additional daylight and coordinate with the revised floor plans. No additional footprint is proposed and existing entrances are to be used as well as all current pedestrian and vehicular access onto the site. The site comprises of first and second floor residential units as existing and a marketing plan explains our rational for change of use. Included in the proposal will be a variety of sustainable features to ensure a high level of performance from the building and ensure sustainable life style practices – Measures include a high degree of bicycle storage externally, ample bin and recycling storage and an eco- spec for the internal fit out.
